Our work method is based on maintaining continuous relationships with consultants, builders, artisans, suppliers, and installers to provide the right solutions at every stage of the project and achieve a high standard of execution. From the initial stages of the architectural project, with the economic and technical feasibility study, through to site preparation, construction, and project management during the building phase, we have the skills and proven experience to guarantee the desired outcome. Once a solution has been agreed upon with the client, the project will be developed and all the technical documentation produced to obtain accurate estimates and proceed to the construction site.

Our method follows four main phases that consider the key milestones of the project. Within each detailed phase below, we briefly describe our services and what you can achieve. Each project requires specific services and consultations, and some documents depending on the project’s complexity, area constraints, and many other factors that will be considered during the briefing and the final agreement.

PROJECT PHASES IN ITALY

PHASE A

BRIEF AND CONCEPT DESIGN

This is the most important phase and where Bureau69 architects can add real value. Your architect will undertake some preliminary appraisals to assess the options and feasibility of the project. This can range from a sketch design solution to a full feasibility study and will enable you to decide on the best way forward. We will identify the need for any approvals and other consultants, most commonly a structural engineer.

Using the initial project brief Bureau69 will develop outline proposals. Your architect will present a number of initial concepts for you to choose from, and will also liaise with local planners as a priority. The final design brief should reflect your aspirations and provide you the final project. Our aim is to add value at your property and improve the quality of life.

PHASE B

DEVELOPED DESIGN AND PLANNING

We will spend more time at this stage transforming ideas into something that can be built. This includes coordinating the work of other consultants into the designs. Once agreed the most suitable option our team will develop the design and produce a package of drawings and documents. At the end of this stage the project will then be submitted for planning approval, and other consents, ifrequired.

DETAILING AND TENDER

Obtained the planning permission, our team will prepare the technical drawings and a specification and/or a schedule of works that will be used to price the tender and construct the building. Your architect can then invite and appraise tenders from builders and administer the building contract on your behalf.

PHASE D

CONSTRUCTION AND HANDOVER

Throughout the construction phase we will administer your contract with the builder, carry out regular inspections, deal with queries, instruct any additional work required, monitor progress on site, keep track of cost, value the works and certify payments due to the builder.

When the project is ready to handover your architect will make a final inspection and certify completion. Bureau69 will be available after handover and during any defects period to arrange for certifying the final payment.

bureau69 architects is an independent architecture studio in Sicily managed by Max Strano, a registered architect in Sicily / Italy  (OAPPCCT) and RIBA Chartered Architect in the United Kingdom, with more than 20 years of professional experience and a wide range of architecture and interior design projects delivered in Spain, Italy, Brazil and the United Kingdom. 

The studio concept is based on outsourcing and relies on a stable network of professionals globally connected. The flexible structure allows us to contain costs and have always the right number of resources and expertise to carry on projects from small to big scale.
