ARCHITECTURAL PROJECT

We are focused on the client needs, aspirations, budget and timeline.

Through a continuous dialogue and interaction with the client we are able to produce intial sketches, mood boards, floorplans, CGI images, specifications, and detailed drawings for construction.

HOW WE WORK

We work closely with consultants, builders, professional craftsmen, suppliers, and construction companies in order to deliver the right information during each phase of the project with the aim to achieve a final high quality standard.  Once the solution is agreed, the project will be developed and all the technical documents produced for the purposes of receiving accurate quotations and start building. 

For a better understanding we describe the main phases of the process that take into account RIBA’s publications: “RIBA plan of work 2020” and “Working with an architect for your home”.

bureau69 architects, and the collaborative network, can assist you during each phase of your project from the feasibility study to completion. Our method follows four main phases which take into account the main milestones of the project. Within each phase detailed below, we briefly describe our services and what you can achieve. Each project requires specific services and consultancy, and a quantity of documents that depend on the complexity of the project, on the constraints of the area, and on many other factors that will be taken into consideration at the time of the briefing and the final agreement.

Below is described an example of the process for a residential development project that Bureau69 Architects delivered in the U.K. (picture above), shortlisted for innovative design at the British Homes Awards 2018.

PHASE A

BRIEF AND CONCEPT DESIGN

This is the most important phase and where Bureau69 can add real value. Your architect will undertake some preliminary appraisals to assess the options and feasibility of the project. This can range from a sketch design solution to a full feasibility study and will enable you to decide on the best way forward. We will identify the need for any approvals and other consultants, most commonly a structural engineer.

Using the initial project brief Bureau69 will develop outline proposals. Your architect will present a number of initial concepts for you to choose from, and will also liaise with local planners as a priority. The final design brief should reflect your aspirations and provide you the final project. Our aim is to add value at your property and improve the quality of life.

PHASE B

DEVELOPED DESIGN AND PLANNING

We will spend more time at this stage transforming ideas into something that can be built. This includes coordinating the work of other consultants into the designs. Once agreed the most suitable option our team will develop the design and produce a package of drawings and documents. At the end of this stage the project will then be submitted for planning approval, and other consents, ifrequired.

PHASE C

DETAILING AND TENDER

Obtained the planning permission, our team will prepare the technical drawings and a specification and/or a schedule of works that will be used to price the tender and construct the building. Your architect can then invite and appraise tenders from builders and administer the building contract on your behalf.

PHASE D

CONSTRUCTION AND HANDOVER

Throughout the construction phase we will administer your contract with the builder, carry out regular inspections, deal with queries, instruct any additional work required, monitor progress on site, keep track of cost, value the works and certify payments due to the builder.

When the project is ready to handover your architect will make a final inspection and certify completion. Bureau69 will be available after handover and during any defects period to arrange for certifying the final payment.
